I planned to provide the client with a truePlay version so that the people could walk on the streets and visit their future house. But trueSpace crashes when I switch to WorkSpace (scene was created and rendered in Modeler, with Bridge turned off)

Thanks God, I did not gave a quote for the real-time version though. I just said that it could be a bonus -perhaps, if time allows...-.
I spent the morning trying to identify the objects causing that bug, with no success. The crash comes 15-20 minutes after I clic the Workspace tab, and I can't spend my time on it anymore ; I have to move on to an other project now...
So I am glad I didn't commited myself too much into a real-time product. :o

There is about 3 000 objects in the scene and I think that here we reach WS limits. Unlike Modeler, it is capable of handling an object with millions of polygons but get killed when loaded with some hundreds of objects...

My thought is that Modeler work must be for illustration and animation purposes only.
All real-time projects should be built from scratch in WS.
I realize that working in WS is like making a game. You just can't work the way you do in Modeler. You must keep in mind all the optimization rules while modelling, painting and arranging objects.

It is a different job.

that is quite amazing unfortunate about the problem tho :( that would be really cool to walk around there and see the detail and the effort put into it.

Yeah you're probably right. Problem's likely in the amount of items grouped. You could try the MeshCollapse plugin to collapse the groups into single objects for Workspace to more easily handle.

Professional work as always Emmanuel. :)
